Niche segment of serviced apartments keeps doing well in Germany

(Forimmediaterelease.net) The majority of operators of serviced apartments in Germany draws positive balance of the business year 2010. The upcoming market development is seen with positive expectations. This is the result of a survey among operators of this niche segment of the hotel industry. The survey has been conducted by the Berlin-based company Boardinghouse Consulting.

„To sum it up: Serviced apartments are winners of the crisis“, says Anett Gregorius, Managing Director of Boardinghouse Consulting and operator of the independent booking platform www.apartmentservice.de . How would you describe the current situation of your apartment house? - 64 percent of all answers to the question were positive (very good: 10 percent; good: 54 percent). A further 31 percent evaluated the situation as satisfying. Anett Gregorius adds: „Thus, an overwhelming 95 percent of all operators where at least satisfied with their results of the past year.“

Among the central results of the survey are:
Positive development despite (or because of) stricter travel guidelines: 73 percent of the operators said that the occupancy developed positively, when compared to the prior year.

Guests wish bigger apartments: The most prefered apartment types were studios with more than 30 sqm as well as 1-bedroom-apartments bigger than 45 sqm.
Polarization between short-term stays and long-term stays: Initially, serviced apartments adressed guests seeking for long-term stays. This changed dramatically: 35 percent of all survey participants stated that the share of short-term stays was 70 percent and higher in the past year.

„Serviced Apartments are still in need of explanation.“: The vast majority of surveyed operators confirmed this statement. Still, serviced apartments are not as self-explaining as hotels. At the same time, the gradual transition between hotels and serviced apartments is getting more and more recognizable.
